All homes for sale in Northern Ireland now require an Energy Performance Certificate, carried out by a certified professional. The EU Directive 2002/91/EC on the Energy Performance of Buildings requires that a certificate is made available to the owner or the prospective buyer or tenant when a building is constructed, sold or rented out.The average cost for an EPC is about £100 for a 2-bed terraced property, and slightly higher for larger properties. The Energy Performance Certificate gives a property a standard energy and carbon (C02) emission efficiency grade from 'A' to 'G, where A is very efficient and G least inefficient. A high rating means that fuel bills for that property will be lower - an incentive for prospective owner-occupiers. Not only does the Energy Performance Certificate (EPC) rate your property, it is also a recommendation report which lists the potential rating the building could achieve. Recommendations are given on how to improve the rating of the property which is useful for buyers who want to make improvements to the house, or vendors who want to make the improvements themselves and thus enhance the sellability of their property. The average property in the UK is in bands D-E for both ratings. It is hoped that EPC ratings will prompt sellers and landlords to enhance their propertys' rating, aiding in energy-saving and cutting down CO2 emissions. |
